Design-Build

Design-Build is a method of project delivery in which a single entity accepts contractual responsibility and control over the design and construction of the project to the owner's requirements. In Design-Build, the owner has one single point of responsibility for the entire project – the Design-Builder.

The Design-Builder forms an integrated team of designers and contractors which could be contractor or designer led. Owner's look to Design-Build over the traditional Design-Bid-Build as a method to facilitate "fast-tracking" their project. This project delivery method provides an integrated team approach to project solutions thus adding value to the project by lower costs, higher quality, and delivering the project to market quicker.

Per the Construction Industry Institute Design-Build is:

  • 33% faster project delivery than D-B-B
  • 12% long-lead time savings than with D-B-B
  • 6% lower project costs than with D-B-B
Program Management

Managing a building program starts at the program concept and feasibility stage through building occupancy. It requires a discipline of program management that describes principles, strategies, and desirable results for managing large-scale efforts comprising of parallel projects.

Five major aspects of good program management include:

  • Governance:
    Define roles and responsibilities, and providing program oversight.
  • Management:
    Plan and administer projects and the overall program.
  • Financial management:
    Implement specific fiscal practices and controls.
  • Infrastructure:
    Manage the program office, select technology, and other factors in the work environment supporting the program effort.
  • Planning:
    Develop program plan and master schedule that identifies activities that take place at multiple levels, with different goals.
Project Management

Project management is a carefully planned and organized effort in designing and constructing buildings or infrastructure projects.

Project management includes developing a project plan, defining project goals and objectives, specifying tasks or how goals will be achieved, identifying what resources are needed, and associating budgets and timelines for completion. It also includes implementing the project plan along with careful controls to stay on budget and within the plan schedule.

Project management usually follows major phases, including programming/feasibility, design, construction, building commissioning, and occupancy. Project Management services can include project concept and feasibility development, budget development, cost management, project schedule development and management, design and construction contract development and procurement, and design and construction contract administration.

Construction Management

A Construction Manager (CM) plays an important advisory role for the Owner and typically acts as the Owner's Representative furnishing the management services necessary to deliver construction.

Construction management services can include pre-construction and construction services to include design management, construction contract development and procurement, cost estimating and scheduling, constructability reviews, value engineering, risk management, and construction contract administration.

General Contracting

A General Contractor (GC) is responsible for the construction of a project under a single (or multiple) contract(s) with an Owner.

The GC is responsible for providing the labor, material, and equipment required to build the project though their own resources or subcontracting the work to be performed to specialty contractors. This contracting method can be procured through negotiations or traditional competitive bidding (Design-Bid-Build).

Construction Management at Risk (GC/CM or CM/GC)

GC/CM is a method of project delivery in which a general contractor provides construction management services during pre-construction, is responsible for performance of the work, and guarantees the construction cost and schedule.

Owner's look to GC/CM as a method to facilitate "fast-tracking," but want to retain contractual independence of the designer and the contractor, while allowing the contractor's input during the design process. During pre-construction the GC/CM provides such services as estimating, value engineering, constructability reviews, long lead procurement strategies, subcontractor bid package development, and scheduling services.

During construction the GC/CM typically provides the following services: critical path method (CPM) scheduling, short interval scheduling, cost control and cost forecasting, change order management, self-performed work, specialty subcontracts and supplier buyout, commissioning.
